CODE OF ETHICS PREAMBLE

Members in the Association shall be limited to those persons and firms who shall subscribe to and be bound by the following Code of Ethics.

CODE OF ETHICS

Recognizing the vastly increasing role of the apartment industry in providing quality housing, the members of the Southern Nevada Multi-Housing Association have united for the purpose of improving the services and conditions of the apartment industry. The members of this association proudly and publicly assume the responsibility of providing adequate and desirable accommodations and facilities for the enjoyment of apartment residents and recognize our duty to the public, owners, and managers and shall ever be mindful of our obligations to all regulations governing the free enterprise system.

ARTICLE 1

We actively promote, employ and maintain a high standard of integrity in the performance of all rental obligations and services in the operation of multi-housing communities.

ARTICLE 2

We will maintain and operate multi-housing communities in accordance with fair and honorable standards of competition, ever mindful of the purposes of SNMA in compliance with the bylaw thereof.

ARTICLE 3

We strive continually to promote the education and fraternity of the Members and to promote the progress and dignity of the multi-housing industry in creating a better image of itself in order that the public may be better served.

ARTICLE 4

We seek to provide better values, so that an even greater share of the public may enjoy the many benefits of multi-housing living.

ARTICLE 5

We strive to establish high ethical standards of conduct with multi-housing rental agencies, suppliers and others doing business with the multi-housing industry.

ARTICLE 6

We endeavor to expose all schemes to mislead or defraud the multi-housing residing public and to aid in the exposure of those responsible.

ARTICLE 7

We will refrain from attempting to obtain residents, through advertising or otherwise, by means of deceptive, misleading or fraudulent statements, misrepresentations or the use of implications, unwarranted by fact or reasonable probability.

ARTICLE 8

We will not use the SNMA logo on forms other than the official SNMA lease and related forms or give an incorrect impression that a form is approved by SNMA.

ARTICLE 9

We will abide by all national, state and local laws of every kind and nature.

ARTICLE 10

We will not reproduce or reprint any publication or form, which is copyrighted by the SNMA and sold by SNMA.

ARTICLE 11

We will not knowingly use any unlawfully reproduced or reprinted SNMA forms or publications.

ARTICLE 12

We will not use the SNMA logo in any manner without using the phrase “member of” above and in conjunction with the logo.

ARTICLE 13

We will accurately report the number of units managed by our company and will update SNMA in a timely manner of any change in our portfolio.

ARTICLE 14

We will accurately report the number of employees within our company and will update SNMA in a timely manner of any change in our company profile.

ARTICLE 15

We will actively support the member-using-members program and will use fellow members first and promote membership in SNMA when no member provides a required service.

 

“Payment of dues to associations is not deductible as charitable contributions for federal income tax purposes. However, dues may be deducted as an ordinary and necessary business expense or deducted under other provisions of the IRS code as recommended by your accountant.”
